The AppStore version subscription is managed via iTunes, on a monthly basis, if I remember correctly. The problem here is not that you can't simply save the zip of the old version (were you not using the AppStore), but that you couldn't activate it anymore). The AppStore will hold older apps available (that's a plus, because when Microsoft Office, in some years, requires a more modern version of macOS than what you hardware supports, you'll then still be able to download the "old" version of Office that you purchase now from the AppStore.
